These are the defined boundaries of your monthly membership — not limitations, but the lines that keep both sides clear from the start. Every item below is disclosed in your service agreement before you sign.

Major repairs & capital improvements

Work above the routine threshold is quoted in writing and requires your approval before any work begins. No exceptions. Your property manager coordinates the bid process and supervises the work.

Cleaning services

Cleaning is handled through your own vendors, by design. Stewardship visits are for inspection and coordination — not cleaning. We will schedule, supervise, and quality-check your team on your behalf.

Utility, insurance & HOA payments

These costs are monitored, tracked, and reported — but settled through your own accounts. We flag anomalies, manage documentation, and ensure nothing lapses.

Consumable restocking

Groceries and supplies are purchased at cost, with your prior approval before any purchase is made. The service coordination fee is billed transparently through your account. Concierge credits may offset this.

Premier adds a dedicated named property manager with a direct line, customised inspection checklists, vendor payment management, an annual comprehensive condition report, proactive maintenance tracking, two seasonal preparations, and a $75 monthly concierge credit. Premier is the right choice for owners who want full management without any involvement from their side.
Concierge includes everything in Premier, plus four seasonal preparations per year instead of two, and a $150/month concierge credit — roughly two hours of service per month. Credits can be applied to pre-arrival and departure resets, grocery stocking, and other concierge services. At $500/month, Concierge is built for owners who want ownership to feel completely hands-off.
All membership tiers include emergency response. When an incident occurs — water intrusion, structural damage, a security issue — your property manager is notified immediately and dispatches a vetted vendor to the property. You are kept informed throughout. Premier and Concierge members receive priority dispatch. A full written and photographic incident report is provided within 24 hours of resolution. No work above a pre-agreed threshold proceeds without your approval.
Membership is per property. Owners with multiple properties may hold different tiers on different properties based on each property's needs. Each property has its own billing and retainer float. One portal login gives you a consolidated view across all properties under your account.
Your monthly membership fee is billed on a recurring basis. Vendor costs and additional services are drawn against your retainer float — a working deposit held in trust, fully reconciled on your monthly statement. Every charge is itemised by vendor, service, and date. Nothing is grouped or obscured. There is a one-time onboarding fee of $150, flat for all tiers, which covers the initial property visit, documentation, and portal setup.
Yes. You can move between tiers at any time. Upgrades take effect at the next billing cycle. Downgrades are processed at the end of the current billing period. There is no penalty for changing tiers. If your property's needs change, your membership should change to match — we will help you figure out what the right fit is.
